A 3D Topographic Survey (With Elevations) provides a detailed three-dimensional representation of the physical features and terrain of a property. Unlike a boundary survey, this service focuses exclusively on the existing conditions within and around the site, capturing both horizontal and vertical data. It is a crucial tool for architects, engineers, developers, and contractors who require accurate site information for planning and design.
The survey typically includes:
A plan view map of the property showing visible above-ground improvements such as buildings, fences, curbs, driveways, sidewalks, utilities, and vegetation.
Vertical data collection using survey-grade instruments to depict spot elevations, contour lines, and terrain relief.
Identification and location of surface features such as utility structures, drainage patterns, and grade changes.
A deliverable that provides both visual clarity and digital compatibility for design, typically including CAD or GIS-ready files.
This survey is most commonly used for:
Engineering and architectural design requiring accurate terrain and grade information.
Drainage and grading analysis, including stormwater management planning.
Construction planning, allowing contractors to understand existing elevations and slopes before excavation or site work.
Municipal permitting requirements that mandate elevation data as part of a development or improvement plan.
Important Limitations:
This survey does not establish, verify, or depict property boundaries. If legal boundary lines or monuments are required, a Boundary & Topographic Survey should be requested.
Underground utilities are typically not included unless visible or specifically requested with supplemental locating services.
The accuracy of terrain depiction will depend on the contour interval requested (e.g., 1’, 2’, or 5’ contours), which should be discussed with the surveyor in advance.
