ALTA/NSPS Land Title Survey Quote Form

An ALTA/NSPS Land Title Survey is a comprehensive survey product originally developed for the title insurance industry. Over time, it has become the industry standard for commercial real estate transactions and is now widely used by nearly all parties involved in property acquisition, financing, and development. An ALTA/NSPS Survey provides a detailed representation of an existing property and is designed to address the unique needs of lenders, attorneys, title companies, buyers, and sellers.

The survey typically addresses key questions, such as:

  • The surveyor’s professional findings regarding property boundaries.

  • Any observed easements, rights-of-way, or exceptions to coverage noted in the title commitment.

  • The location of improvements, utilities, means of access, and other significant site conditions.

Additionally, ALTA/NSPS Surveys provide the option to include Table A Items — supplemental items negotiated between the client and surveyor that reveal additional facts about the property.

These may include:

  • Zoning classifications and setback requirements.

  • Flood hazard designations.

  • Topographic features and elevation data.

  • Parking counts, building square footage, or other site-specific details.

Important Notes:

  • If no Table A Items are selected, your quote will reflect only the “Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys (2021).”

  • Should additional Table A Items be requested after delivery of the initial quote, the contract and/or quote will be revised accordingly.

  • While not required, it is highly recommended that you upload your Title Commitment with your submittal. Doing so allows our Registered Land Surveyor to review exceptions, requirements, and easements thoroughly before preparing your quote.
