This hybrid service is designed for clients who need both boundary verification and a basic site depiction, but who do not require vertical measurements or elevation data.
The survey typically includes:
The surveyor’s professional determination and depiction of the property boundaries, supported by deed descriptions, plats, and public record research.
Boundary markers (monuments, iron pins, or other recoverable markers) set or verified at property corners or along lines.
A 2D map (plan view) illustrating the parcel limits, as well as significant above-ground features such as buildings, fences, curbs, visible utilities, driveways, sidewalks, landscaping, and other permanent improvements.
Identification of encroachments or discrepancies between the record description and existing occupation.
